REC Ltd was commissioned to undertake a Daylight, Sunlight and Overshadowing Assessment in support of a proposed residential development of over 60 houses at a site in Hounslow, London.
The proposed development had the potential to affect existing access to daylight and sunlight at residential properties in the vicinity of the site, with the Local Planning Authority stipulating that an assessment be carried out as part of the planning application.
Visualisations of the development and surrounding area were created using modelling software to assess potential impacts at sensitive receptor locations in the site and nearby surrounding areas. Analysis was then completed using a daylight plugin tool.
The assessment results demonstrated that the standards of daylight, sunlight and overshadowing criteria would be achieved at all of the receptor locations and would not be compromised by the proposed development. As such, it was recommended that impacts on access to sufficient natural light should not be viewed as a constraint to planning consent.
