Phase I and II Site Investigation – Premier Inn, Southampton North

REC was instructed to provide a Phase I and II combined Geo-Environmental investigation at a Premier Inn site (Southampton North) for a proposed two storey annex to the current hotel.

The investigation was mobilised within a week of confirmation and involved a window sampling rig and in-situ testing over one day, thereby minimising disruption to the ongoing business of the Premier Inn.

REC advanced 5 boreholes with in-situ SPT testing, in-situ CBR testing for proposed roadways and non-standard soakage test (falling head) to assist in suitability for Sustainable Drainage Systems (SUDS) to be adopted at the site. A single monitoring installation was constructed within a borehole location with return gas and groundwater monitoring visits undertaken.

Samples were collected for geotechnical and environmental analysis to provide support to the field observations, understand any risk to human health during development and assist with geotechnical assessment.

A risk assessment was provided using the CLR 11 model and our team’s expertise in regards to contaminated land. The geotechnical assessments were undertaken in accordance with industry standards and cover all options in regards to constraints during a development. The assessment noted that the existence of mature conifer trees and high plasticity clays was a constraint to foundations at the site.

The investigation was undertaken at a fast pace generating key information to interpret environmental and geotechnical constraints of the proposed development, with an initial interpretative summary provided to the client within 48 hours from completion of site works. This culminated in the presentation of technically proficient report in a timeframe that allowed the client a release of the planning constraints and undertake development.

REC consistently offer the above type of combined geo-environmental investigation package to a number of clients with small developments using a window sampling rig and in-situ testing at a reasonable rate within approximate completion time of 1 month. The combination of the Phase I and II investigation provides a cost saving, which a more phased approach may not.
